Why New Construction in Northern Utah
Needs Your Own Agent

Northern Utah is one of the most active new construction markets in the country. Ivory Homes, Richmond American, Shea Homes, Woodside Homes, Destination Homes, and dozens of smaller local builders are actively building across Davis, Weber, Salt Lake, Cache, Summit, and Morgan Counties. New subdivisions in Syracuse, Clinton, West Point, Eagle Mountain, and Saratoga Springs are expanding rapidly.

What most buyers do not realize is that the sales agent you meet at the model home works exclusively for the builder — their job is to get the best price and terms for the builder, and they are very good at it. Having your own buyer agent in a new construction transaction costs you nothing. The builder pays the commission in virtually all transactions. What you gain is someone contractually obligated to represent your interests — through a heavily builder-favored purchase contract, through every walkthrough during the build, and through a closing process designed to benefit the builder by default.

Call me before you walk into any model home in Northern Utah. If you register at a model home without an agent, you may forfeit your right to representation in that transaction — a decision that is very difficult to undo.

What I Do for New Construction Buyers
Six things your builder's sales agent will not do for you.
01
Review the Purchase Contract
New construction purchase contracts are written by the builder's legal team to benefit the builder. I review every clause before you sign — deposit terms, upgrade pricing policies, completion date language, and the builder's rights to change or cancel.
02
Evaluate Builder Reputation and Quality
Not all Northern Utah builders are equal in quality, warranty response, or financial stability. I give you an honest assessment of the builder you are considering — based on direct experience and conversations with past buyers.
03
Negotiate Upgrades, Incentives, and Rate Buydowns
Builders rarely reduce the base price — but they often negotiate on upgrades, closing cost contributions, and interest rate buydowns. I know which Northern Utah builders are currently offering incentives and what is actually negotiable versus what is not.
04
Attend Build Walkthroughs
Pre-drywall, framing, and pre-closing walkthroughs are your best opportunities to document quality issues before they are covered up. I attend these with you and know what to look for — from improper framing to missing insulation to rough plumbing issues.
05
Arrange an Independent Home Inspection
Brand new homes in Northern Utah regularly have defects that the builder's own inspection misses. An independent home inspection before closing — separate from the builder's punch list — is one of the most important investments you can make on a new construction purchase.
06
Protect You Through Closing
Closing on a new construction home involves reviewing the final walkthrough punch list, verifying all agreed-upon items were completed, and ensuring the closing disclosure matches your contracted terms. I am there to catch what gets missed.

"Randall reviewed our purchase contract before we signed. There were three clauses in there about the builder's right to delay completion and change upgrade pricing that we never would have caught on our own. He also negotiated a $12,000 closing cost credit we did not know was available."

Common Questions
Does using a buyer agent cost me anything on a new construction purchase?+
No. The builder pays the buyer agent commission in virtually all new construction transactions in Northern Utah. You receive full professional representation — contract review, build walkthroughs, negotiation, and closing — at no direct cost to you.
Can I negotiate the price on a new construction home in Northern Utah?+
Sometimes on the base price, but more often on upgrades, closing cost contributions, or interest rate buydowns. I know which Northern Utah builders are currently offering incentives and what is genuinely negotiable versus what is fixed builder policy. The answer varies significantly by builder and community.
Do I really need a home inspection on a brand new home?+
Absolutely yes. New construction homes in Utah regularly have defects that are not caught by the builder's own inspectors — improper framing, insufficient insulation, grading issues, and mechanical problems are common findings. An independent inspection before closing is one of the best investments you can make. The cost is typically $400-600 and it is always worth it.
What if I already visited a model home without an agent?+
It depends on whether you registered or left contact information. In some cases I can still represent you if you have not signed any agreements with the builder. Call me at (801) 430-4000 and I will tell you exactly where you stand and what options are available.
Which Northern Utah new construction communities are most active right now?+
The most active new construction activity in Northern Utah is currently in Syracuse, Clinton, and West Point in western Davis County, along with communities in Saratoga Springs, Eagle Mountain, and Lehi in the southern Wasatch Front. Call me for current availability and pricing in any development.
